Bottom Line:

The July 2026 Monmouth County market remained strong compared to July 2025. Active listings increased slightly to 1,939, up 3%, giving buyers a few more options. Pending sales rose 14% to 541, and closed sales increased 7% to 529, showing that buyer activity remained healthy.

Prices also continued to move upward. The average sales price reached $1,021,784, up 12%, while the median sales price was $820,000, up 6%. Homes sold in an average of 29 days, the same as last year, and the sale/list price ratio was 102.61%, meaning homes sold above asking price on average.

Months of inventory was 3.67, slightly lower than last year, and the 30-year mortgage rate was 6.69%, a little below July 2025.

Overall, the report shows a healthy and competitive market. Sellers are still in a strong position, while buyers have slightly more inventory but should be prepared for competition on well-priced homes.
